Four-Season Rooms, in practice
A four-season room is an addition, and it should be built and permitted as one. Insulation, glazing specification, footings and conditioning all differ from a three-season room, and it is considerably cheaper to build it conditioned than to convert one later.
Unpermitted square footage is a problem at appraisal and again at closing. A room that is not on the permit record does not count as living space no matter how it is built, which removes most of the value you paid for.
