What we do
- Build on a foundation. Footings or a slab rated for the room, not a deck that was built for chairs.
- Glaze for the climate. Low-E, tinted or insulated glass depending on the exposure, so the room is usable in August.
- Permit it as an addition. Because it is one, and because the inspection is what makes it yours when the house sells.
What we will not do
- Sell a four-season room without HVAC. A room called four-season without heat and cooling is a three-season room with a bigger invoice.
- Set it on an old deck. The deck is inspected and usually rebuilt; a sunroom on rotten joists is a liability.
- Guess the exposure. West-facing glass in Tennessee needs a different spec from north-facing, and the design says which.
