Building glass & screen systems on a Nashville house
A great many older aluminum sunrooms across the region have single-pane glazing and no thermal break, which is why they are unusable in both July and January. Reglazing can help substantially, but on some frames the aluminum itself conducts enough heat that the room stays uncomfortable.
Where that is the case we will say so. Putting good glass into a frame that is the actual problem is money spent on the wrong half of the assembly, and rebuilding is sometimes the more honest recommendation.

Condensation on Sunroom Glass in Cold Weather
The first cold mornings of fall are when a sunroom starts to sweat. A little fog that clears by ten is normal. Water pooling on the sills every morning is not.

FAQ
Questions on glass & screen systems before you commit
What are vinyl window systems for a sunroom?
Multi-track vinyl panels that stack and slide, so most of the opening can be screen in summer and closed against weather in the shoulder seasons. They are light, unbreakable, and far cheaper than glass, which is why they are the standard for three-season rooms. They are not insulated and they are not for a conditioned room.
Can a sunroom have both screens and glass?
Yes — a room can be designed so panels swap seasonally, or with a window system that carries both screen and glazing in one frame, or with motorized screens that drop inside a glass room. Which suits depends on how much of the year you want the room open and what it is worth to you to change over.
